AI Discovery Black Book

We spent nine months watching ChatGPT, Claude, Gemini and Perplexity recommend apartments. Here's what we learned.

1/11 The data landscape

72% of AI citations come from ILSs, and the share is growing.

Up every month since May, to 73% in August, the highest in our three editions. Nearly 9 in 10 trace back to Apartments.com and Zillow.

ILS share of all AI citations, Jan–Aug 2026. December is left out because a model change skews it.

How to cover the right listing sites
2/11 The data landscape

86% of listing citations come from two networks.

Zillow's network includes Redfin and Trulia. CoStar's includes Apartments.com and Homes.com.

Share of listing-site citations, Jun–Aug 2026. Yardi's RentCafe (8%) runs on its own database.

Zillow's lead is back.

CoStar's network closed to within 6 points this spring. This summer Zillow pulled away again, and Redfin, which carries Zillow's rentals, is now cited as often as zillow.com.

lasting gains came through listing sites.

Over nine months, when a property's AI visibility jumped and stayed up, the new citations came from listing sites, not its website.

Lasting gain: up 7+ points and still up a month later. Example: a 150–249-unit community in Louisville, CO, June → July 2026.

What drove the gains

One renter question is actually 11 different searches.

Testing against a single prompt is incomplete at best. LLMs take one question and break it up, and you need to measure coverage against each one.

ChatGPT's average background searches per question. Gemini runs 6, Claude 2. Every four-model assessment, August 2026.

28% of ChatGPT's citations are property websites.

The most of any model. Claude used to lead, but from June to August Claude slid from 26% to 22% while ChatGPT rose from 22% to 28%.

Showing price still wins.

The edge is half what it was.

Properties with clear rent and commute info get recommended more when renters ask about them. That advantage has shrunk since winter, from 45% to 20%. But 64% of properties still fall short on both, so it's still an easy win.

AI recommends communities, not brands.

Ask AI for an apartment and 80% of answers name a specific community. Only 14% name a management company. Corporate homepages get under 0.3% of citations.

What's on the page matters, not who built it.

The major platforms land within a few points of each other. Switching vendors won't change how often AI recommends you.

Three myths the data doesn't support.

“Reddit drives AI answers.”

<0.1%of AI citations come from Reddit, every month since December.

“AI checks your reviews first.”

<1%of AI searches in August looked up reviews. The models searched price and commute.

“My website is blocking AI.”

1 in 243property sites blocks an AI crawler. Almost none do.

Searches: ChatGPT, Gemini and Claude, August 2026. Crawler check: property websites, Jun 10 – Aug 31. Each dot is one site we checked.

11/11 What we're watching

35% of ChatGPT answers now name a floor plan or a specific apartment.

Up from 25% in February. More answers point to one layout ("the two-bed B2") or one unit ("#412"), not just a building. An early signal we'll keep tracking.

Out of about 4,000 ChatGPT answers a month.

Frequently asked questions

What is the AI Discovery Black Book?

Peek's recurring report on how AI models recommend apartments. The third edition covers December 2025 to August 2026: 1,701 four-model assessments and 8,442 top competitors across ChatGPT, Claude, Gemini and Perplexity.

Where do AI models get apartment information?

Mostly from listing sites. From June to August 2026, 72% of the sources AI cited for apartments were listing sites (ILSs) like Zillow and Apartments.com, the highest share in our three editions. Nearly 9 in 10 of those citations trace back to Zillow's and CoStar's networks.

How many searches does ChatGPT run for one renter message?

About 11 on average, in the background, before it answers. Gemini runs about 6 and Claude about 2. The renter's budget and commute often go into those searches; in our August 2026 sample, reviews and Reddit did not.

Which AI model cites property websites most?

ChatGPT. From June to August 2026 its share of citations going to property websites rose from 22% to 28%, the most of any model, while Claude's slid from 26% to 22%.

Does my website vendor affect how often AI recommends my property?

Not measurably. The gaps between the major website platforms are about the size of one property's normal month-to-month swing. What's on the page, like real rents by floor plan and drive times, matters more than who built it.

Do big property management brands get recommended more by AI?

No. On everyday apartment questions in our test, 80% of AI answers recommended a specific community and 14% recommended a management brand. A corporate homepage gets under 0.3% of AI citations.

What content helps an apartment community show up in AI answers?

Price and commute. On price questions, the top five properties show up 20% more often than the average property, down from 45% last winter, and 64% of properties still trail the top five on both price and commute.

Do Reddit or reviews drive AI apartment recommendations?

Not in our data. Reddit is under 0.1% of AI citations in every month since December 2025, and ChatGPT, Gemini and Claude ran no searches for reviews in our August 2026 sample.
